1. FIND YOUR LISTING AGENT

First, find an experienced real estate agent to guide you through the home selling process. We have a large array of real estate agents we work with in different territories that are the best of the best. We will be happy to refer you to one if you are interested.

2. GET YOUR HOME READY TO SELL

To do this, perform a walk through with your agent and note all the things that could be easily fixed or updated like new paint and flooring, damaged windows, leaky pipes, and outdated appliances. These issues, while small, can turn off potential buyers

Ask your agent for help deciding on which repairs make the most sense for your particular situation. And don't forget to ask them to recommend any updates that could help increase your home's overall value. (Note: foundation repairs and roof repairs must be completed prior to closing.)

3. HOME PHOTOGRAPHY

Most homebuyers search for their homes online and the photos they find there are often the first thing they’ll see. Make sure your agent hires a professional photographer so your home leaves a good first impression.

4. PRICE SETTING

Setting an appropriate price is crucial to the success of your home's sale. To get an idea of what your home is worth, check with your real estate agent for a free home estimate.

Your agent will also provide you with a comparative market analysis (CMA), which shows the list and final sale prices for comparable homes that recently sold in your area. Based on this, your ideal timeline, and the current market, your agent will help you set a pricing strategy that works for your home.

5. MARKET TIMING

The housing market is typically hottest in spring and summer, but make sure to speak with your agent about the best listing date for your specific needs. Tip: Don't ask your agent about accepting any offers until after the open house or the first weekend of tours. Also ask your agent to prepare a spreadsheet outlining the important info from each offer (offer price, down payment, closing costs requested from the buyer, and loan amount, etc.). 8. THE CLOSING PROCESS

Once you’ve accepted an offer, it’s time to start the closing process. You’ll work with your agent, lender, and the title or escrow company to ensure a smooth transfer of ownership to the new buyer.

As the seller, you’ll also pay the real estate commission to both your agent and the buyer’s agent. The total commission can range from 0%–6% with half of the commission paid to the buyers agent and half to the listing agent.

Once the new purchasers close and fund their loan and you sign closing documents, the title will confirm everything is complete. You will then receive your net proceeds either through a wire transfer to your bank or a cashiers check. Then all that there is left to do is to hand over the keys to the listing agent & celebrate!
